Construction Updates on the Multifamily Homes

To grow our impact and help revitalize area neighborhoods, we are expanding our mission to construct new multifamily housing in addition to single-family homes. For more than 30 years, Midland County Habitat for Humanity has been transforming lives in our community. And we aren’t stopping. In fact, we’re enriching our housing portfolio.
In 2018, urban planning group czb conducted a housing analysis in Midland County. Theresults revealed a real need for more affordable housing options for low to moderate income households (view housing study, click here). Between 2000 and 2015 the poverty rate increased by 7% and the median income decreased by 17% in Midland County. Average income of Midland County residents is $53,733 per year but residents need to earn $75,000 a year to purchase a new home. The housing study highlighted that low to moderate income families cannot keep up. The study also revealed that Midland County’s housing market offers a kind of contradiction; it is both full of choice and generally affordable, but, at the same time, it is not supporting the community’s future economic vitality nor is it serving the needs of the county’s poorest residents. Midland County is home to over 3,000 renter households earning less than $20,000 per year. Roughly 80% of those households live in the city. Such low incomes make housing an affordability challenge, even in relatively affordable Midland, those with low incomes struggle to find affordable housing. One solution presented in the housing study was to diversity the housing offerings in Midland.
Listening to the data, MCHFH has expanded our offering of homes in Midland County. Throughout the next three to five years, our mission is to build 10 multifamily homes and 6 single-family homes in addition to repairing 125 owner-occupied homes.
Currently we are building multifamily homes on Isabella Road in the City of Midland. The homes are two condo style units, for a total of 4 homes and will be part of a home owner’s association (HOA). Multifamily housing allows us to serve more people per square foot of land – supporting our vision of building a community where everyone has a decent place to live.

Construction Time Line:
May 2020
The lot was prepped and cleared for the foundation.
MCHFH utilized a Community Development Block Grant (CDBG) to complete the lot preparation. The CDBG grant is a Federally funded program that provides communities with resources to address a wide range of unique community development needs.
October 2021
Both of the units had their foundation poured at the same time.
October 2021
Volunteers started framing one unit (two homes) and once framing was complete, began framing the second unit. Foam insulation board was installed.
December 2021
Bierlein Companies, Inc assisted in installing trusses on the North end of the units. The roof must now be sheathed with plywood. The South end will be completed in early January.
